The Overview

The construction phase turns vision into reality, with execution determining performance. Beyond the Court serves as your Owner's Representative, ensuring every decision, partner, and milestone aligns with the established strategy. We manage complexity, focusing on delivering a high-performing club aligned with operational, financial, and experiential goals for long-term success.

The Goal

Protect your investment by ensuring the project is built as intended: on time, on budget, and aligned with the operational, financial, and member experience strategies so the finished club performs from day one.

Process & Approach

All decisions in this phase are based on operational readiness, financial discipline, and long-term club performance.

Beyond the Court serves as the Owner's Representative during construction, acting as the central point of accountability among the owner, general contractor, consultants, and vendors. We keep execution aligned with the original vision, feasibility assumptions, and business model while proactively managing risk, cost, and schedule.

◈

Operational Readiness

Cost variances are monitored and reported, and every change is weighed against the budget and business model.

↗

Long-Term Performance

Design intent is protected through build-out so the finished club performs the way it was underwritten.

Case Study

The building was on schedule. The opening wasn't.

Midway through build-out, an owner's general contractor was tracking to substantial completion, but furniture lead times, court surfacing, and staff onboarding had never been sequenced against the launch date. Beyond the Court re-aligned the master schedule, FF&E procurement, and the operational launch plan so the club opened ready to perform.

Frequently Asked Questions

Issues Most Clubs Don't Think About

Let's be proactive instead of reactive.
We already have a general contractor. Why do we need an Owner's Representative?+
Your GC is responsible for building the project. BTC is responsible for you — acting as the central point of accountability among the owner, GC, consultants, and vendors, and making sure what gets built still matches the vision, feasibility assumptions, and business model.
How do you keep costs from creeping during construction?+
Cost variances are monitored and reported throughout the build, and every issue is tracked through resolution. Decisions are weighed against financial discipline and long-term club performance, not just what's fastest on site.
What happens when the schedule slips?+
BTC develops the master schedule with your GC, holds every trade accountable to milestones, and works on delay mitigation and sequencing optimization as soon as risk appears, rather than after a milestone is missed.
Who handles furniture, fixtures, equipment, and operating supplies?+
Through our partner Club & Key Supply, BTC manages FF&E and OS&E procurement end to end — bid packages, vendor pricing, purchase orders, shipping, delivery, and damage claims — and oversees installation on site.
Why does construction completion need to line up with operations?+
A finished building isn't an open club. Staffing, programming, and member onboarding all depend on when spaces are actually usable, so BTC aligns construction completion with the operational launch plan.
What does closeout include?+
Final inspections and compliance coordination with your GC and team, punch list development through completion, Certificate of Occupancy management, and procurement closeout including warranty documentation and final vendor reconciliations.
